Facade assessment & F.I.S.P. report
Z&A recently completed a complete façade restoration of a colonial revival, garden apartment building in the landmarked Jackson Heights Historic District, one of 14 buildings in a complex of large 2 and 3 bedroom apartments called Hawthorne Court. Occupying less than 50% of the site, each of the 14 Hawthorne Court buildings contributes not only to a gracious street façade of harmonious colonial revival architecture, but a beguiling interior courtyard with shared greenspace. By replacing the majority of the lintels, cutting and pointing the mortar joints throughout the facades, and rebuilding the street-facing parapet, Z&A was able to perform required repairs for safety and to provide the client with long-lasting repairs that will reduce the need for future maintenance and protect the building from leaks, as well as to help preserve the historic streetscape of one of the leading garden apartment complexes in Jackson Heights for years to come. These repairs required regulatory filing with the Landmarks Preservation Commission (LPC) and with the Department of Buildings (DOB), as well as periodic updates with LPC on the progress of work. Total cost of construction: $464,000
