Originally constructed in 1880 and heightened by six floors in 1902, 140 Nassau Street was previously known as the Morse Building and is designated an individual landmark by the City of New York. Zaskorski & Associates completed façade repairs with a total construction cost of $600,000. The repairs included brick and terra cotta pointing, cleaning and coating of cast iron panels and metal cornices, and exposing deteriorated turnof-the-last-century steel columns (composed of channels and diagonal strapping) to be reinforced and waterproofed. Zaskorski & Associates worked with Robert Silman Associates to strengthen and fireproof the damaged steel with perfectly smooth poured-in-place concrete that was able to be left exposed as a design element in the affected interior loft residences. The large east-facing stucco wall was repaired with the installation of new control joints and coated to prevent future cracking. The roof bulkheads within the residential amenity garden were clad with metal panels and miscellaneous improvements were made to the aesthetics of the garden.
